When we tell a business we’d like to survey their site before quoting, occasionally someone asks why we can’t just give a number over the phone. The honest answer: any number given without seeing the building is a guess, and guesses lead to dead zones, change-orders and disappointment. A site survey is what turns a guess into a design. Here’s what we’re actually looking at when we walk your building.

Coverage: how signal behaves in your space

For anything wireless, the core of the survey is understanding how Wi-Fi signal will actually travel through your building. That’s not obvious from a floor plan, because materials matter enormously — drywall is nearly transparent to Wi-Fi, but concrete, brick, metal shelving, foil-backed insulation, elevator shafts and even large aquariums absorb or reflect signal. We assess construction and layout to map where coverage will reach and where it’ll struggle, so access points are placed for real coverage, not guessed at.

In a warehouse we pay special attention to racking — signal behaves very differently once those racks are stocked than when the space is empty. In a hotel we look at every guest room, corridor, stairwell and outdoor area. In an office we look at meeting rooms and the far corners where calls tend to drop.

Interference: what else is on the air

Wi-Fi shares the airwaves, and in a dense area like Toronto your neighbours’ networks and equipment compete for it. We look for sources of interference — neighbouring networks, microwave equipment, industrial machinery, cordless devices — because they shape which channels and bands will actually perform. A design that ignores the interference already in the building will underperform no matter how good the hardware is.

Cabling paths: how we get there from here

Access points, cameras and devices need to be wired back to a switch, so we trace the practical routes for structured cabling: where cable can run through ceilings, walls and risers; where firestopping is needed; how far each run is (copper has a 100-metre limit); and where a fibre backbone makes sense. In older and heritage buildings this is where the real constraints show up — and it’s far better to find them during a survey than mid-installation.

Power: feeding the devices

Powered devices draw from a switch’s PoE budget, and switches draw from the building’s electrical supply. We check where power is available for comms rooms and edge cabinets, and we size the PoE requirements for everything that’ll be powered — access points, cameras, phones, sensors — with headroom for growth. Undersized power is a common cause of “why won’t this device turn on” surprises after the fact.

The comms room and existing infrastructure

We look at what’s already there. Sometimes the existing cabling and switching are sound and we can build on them, saving you money. Sometimes the comms room is a rat’s nest that’s the actual source of the problems. Either way, seeing it tells us what stays and what needs to change — so we’re not selling you a rip-and-replace you don’t need, or quoting around gear that’s about to fail.

Access and scheduling: the practical realities

A survey also surfaces the logistics that affect cost and timeline: is the building occupied, so work has to happen after hours? Is there a freight elevator, or does everything go up the stairs? Downtown, is there loading access and parking? These aren’t glamorous, but they’re real, and accounting for them up front is why our quotes hold rather than ballooning with surprises.
